Shopping for land is an exciting venture, but things can quickly turn sour when you realize just how pricey land can be. Even undeveloped land that has nothing on it yet can cost a pretty penny. If you’re main goal in life is to own a plot of land, this dream can quickly seem impossible as you browse lands for sale in your area and see the outrageous price.

Try not to lose hope too quickly, there are plenty of areas throughout the USA that have lands for sale lower than the national average. Most Affordable Land Near a City

Finding cheap land near a major city can seem like an impossible feat, but trust us when we say that it is not impossible at all. If you want the best of both worlds – a quiet plot of land that is just a short drive from lively city life – start looking in Lexington, Kentucky. Plots of land just outside of Lexington are about $5,000 per acre. This is not your only option though, you might also look around in Tampa Bay, Buffalo, and Chattanooga.

Cheapest Land for Crop Production

Growing crops or raising livestock might not be on everyone’s bucket list, but if it is on yours then you are in luck. Farm land runs cheap in certain parts of Louisiana. Just imagine, you can tend to the crops during the week and then take a weekend trip to New Orleans. If Louisiana doesn’t sound like your kind of place, start your search in Arkansas or Nebraska.

Budget-Friendly Residential Land

Purchasing a plot of land with the purpose of building a home in the near future is the most common reason to make the investment. The dream of watching kids, grandkids, and everyone in the family come together is a common one, and this dream is made a reality when you have a place to call home.

Unfortunately, not everyone with this dream has the same budget, so the dream can quickly be lost as you are stuck renting a cheap apartment in a less-than-ideal location. There’s great news though; if you’re looking for cheap residential land to build on, you just need to browse around in Tennessee. Not only does the state of TN fall about 30% lower than the national average for land cost, the mountainous geography makes it the perfect place for outdoor adventure.

When you hear the words “waterfront property” the last thing that comes to mind is budget-friendly. Even so, there are options, especially in Oregon. You won’t find anything cheap in Portland, but other parts of the state boast dirt cheap land sales. You’ll want to start looking in the North Bend region, where adventure meets natural beauty.
